Asphalt fails there first and it fails differently: not as spidered cracking across an open field of pavement, but as rutting and edge breakup where the same wheels track the same line every day. North Little Rock questions, straight answers

Can you repair a dock apron without redoing the whole lot?

Yes. Failed sections are worth treating on their own, and on a truck-heavy property they are usually the only part of the surface that has actually given way. The failed area comes out to full depth and gets rebuilt, and the rest of the lot gets whatever it needs on its own schedule, which is often nothing more than crack filling and sealcoating.

Do you work around delivery schedules?

That is the usual arrangement. The property tells us when it is quietest and we phase the sections around it. What that looks like depends on your entrances and your delivery windows, so we set it with you before the first day rather than after.

How long before we can drive on new sealcoat?

Sealer cures by the water leaving it, so the honest answer depends on the weather that day rather than on a number we can promise in advance. It needs the surface and the air above roughly 50 degrees and rising, and it needs that to hold while the coat sets. You get the timing for your section before it goes down.

Trailer legs are punching through our yard. Can that area just be patched?

It can be repaired, but a surface patch in that footprint fails the same way, because the problem is depth rather than the top inch. Where trailers set down every day, the area has to be rebuilt to carry a static load and not a rolling one. Where they set down is worth reviewing at the same time, since shifting a staging line onto sound pavement buys the new work a longer life.

Our yard looks worse every summer and better every winter. Is that real?

It is real. Warm asphalt deforms more easily than cold asphalt, so ruts and dips deepen through the hot months and appear to settle down once the surface cools. Nothing has healed. The next summer starts from where the last one finished. If you are deciding whether a yard has a genuine problem, judge it in late summer rather than in January.

Can a yard be strengthened for heavier trucks than it was built for?

In sections, yes. Load is carried by depth and by what sits under the asphalt, not by anything applied to the top. On a truck route that means full depth work in the path the trucks use rather than a treatment spread across the whole yard. Which sections need it is usually clear from the wear, because trucks follow the same line every day.
