Little Rock has more commercial pavement than anywhere else in Arkansas, and most of it is older than the buildings it serves. I-30, I-430, I-440, I-530 and I-630 all run in Pulaski County, with I-40 just across the river, and the commercial property that clusters around those interchanges takes the heaviest traffic of any lot type: delivery trucks turning on the same radius each morning, drive-through lanes worn into ruts, and dumpster pads carrying a loaded truck once a week. Those are the places a surface fails first, and they are the places worth looking at before the rest of the surface catches up.
The other Little Rock pattern is drainage. A lot that ponds after rain is a lot losing its base, because standing water finds every crack and works down. On a large retail surface the low spot is often nowhere near the failure it causes. Walking the lot after a storm tells you more than walking it dry, which is part of why the estimate happens on the property.

The west side sits on hills, the river side sits flat
Little Rock carries two grades of commercial property. West of town the ground rises into the foothills, and lots cut into it hold real slope, so rain leaves fast and drops everything it collected at one curb cut. Down toward the river the ground flattens and the same rain sits where it lands. A sloped lot usually gives way at the bottom of the run. A flat one gives way in a dozen shallow places at once. Same weather, two different first looks.
Central Arkansas does not get one long freeze. It gets a winter of short ones, and each cycle allows water in a crack to expand, release, and open it a little further before the next rain fills it. Ten of those do more than one hard freeze. On an older lot, also check anywhere asphalt meets something that is not asphalt: manhole rings, valve covers, the concrete gutter pan. Two materials move at different rates, and the surface separates along that line first.

Little Rock questions, straight answers
Can you work a Little Rock lot without closing the business?
Yes, and that is the normal case. Almost every property we work on is trading while we are there. Lots get done in sections: one area barricaded and worked while traffic uses the rest, then the sections swap. We set that plan with you before anything goes down, around your entrances and your delivery times.
How far is Little Rock from your yard?
We run out of Hattieville, a little over an hour away. Little Rock is well inside the range the crew covers most weeks, so scheduling there is mostly a question of weather and your own trading hours rather than travel.
My lot is cracked all over. Does that mean repaving?
Not necessarily, and it is worth knowing the difference before anyone quotes you. Cracks that still run as separate lines are usually a filling and sealing job. Cracking that has gone to an interconnected pattern means the base underneath has failed, and that section comes out and gets rebuilt rather than covered. A contractor who only paves has one answer for both.
We resurfaced three years ago and the same cracks are back. What went wrong?
Probably nothing. Cracks in an old layer keep moving after a new layer covers them, and that movement works up through the new asphalt along the same lines. It is a known behavior rather than a defect. What happens next depends on what is moving underneath. Where the base has given way, that section comes out and gets rebuilt. A surface that is simply old and jointed can be kept filled and sealed on a cycle instead.
One side of our property is on a slope. Does that change the work?
It changes where you look first. Everything above a low point drains through it, so the foot of a graded lot carries water off the whole surface and wears accordingly. Curb cuts and the bottom drive lane take that load. Sealer and paint also behave differently on a grade than on a flat bay.
We have several buildings with pavement of different ages. Where should the budget go first?
Structure before appearance. Base failure keeps getting worse no matter what you spend elsewhere, so it comes first. Drainage comes next, because drainage usually created the base failure. Sealcoating and striping come last, on the parts still sound. That order is often the reverse of what looks worst from the road.
