Resident parking is the hardest kind of lot to work, because the cars never all leave at once. It has to be done in sections, with clear notice and clear barricading, and the plan has to be agreed before the first day rather than improvised on it. That is a scheduling problem more than a paving one, and it is worth talking through early.

Landscaped lots age in two halves
A planned community is a landscaped one, and the landscaping is doing things to the asphalt. Parking islands put trees inside the surface rather than around it, and roots follow the moisture under the pavement edge until they lift it. Irrigation aimed at an island lands on asphalt as well as grass, and a surface kept damp does not behave like one that dries out between rains. Add the shade those trees throw, and a lot can end up with a sun-bleached half that is oxidizing and a shaded half growing algae in its low spots.
The two halves want different first moves. The bright side is losing binder to the sun, and that is where a seal earns its keep. The shaded side needs cleaning before anything else. Leaf litter and organic growth hold water against the asphalt, and growth left in place comes back up through a new coat rather than staying quietly under it. Most walks of a property start at the entrance and the front row. On a lot like this the more useful walk is down the island line and along the shaded rear, where the surface is quietly staying wet. On that half a sweep twice a year does more good than anything else on the list.
Ownership is worth settling before anybody quotes, and it is a better question to answer before the walk than during it. In a development built to a plan, the lanes connecting one pad to the next are frequently common area rather than any single tenant's ground, and they carry every vehicle visiting every unit on the property. That makes them the hardest worked surface in the development and the one least likely to have anyone's maintenance budget attached to it. Maumelle questions, straight answers
How do you handle resident parking during the work?
In sections, with the plan set before we start. One area gets barricaded and worked while residents use the rest, then the sections swap. Notice matters more here than on a commercial lot, so we agree what goes out and when, with whoever manages the property.
Can you restripe to a different layout?
Yes. A restripe can follow the existing layout or reset it, and resetting is worth considering if the lot has been laid out for a use it no longer has. Accessible stalls, access aisles and fire lanes get laid out to the dimensions those markings call for.
Roots have lifted the pavement around our islands. Can that section be repaired on its own?
It can, and it will move again if the root stays where it is. Rebuilding the lifted area is straightforward work. Deciding what happens to the root is a conversation with whoever maintains the landscaping, and it belongs before the asphalt work rather than after it. Sometimes the answer is cutting the root and putting a barrier in, sometimes it is accepting that this section will need attention again, and occasionally it is the tree. Rebuilding it and changing nothing else is the one option that does not work.
One side of our lot looks gray and the other looks green. Same lot, same age.
That is sun and shade rather than two different jobs done badly. The exposed side is oxidizing, which is what the graying is. The shaded side is staying damp long enough to grow algae, and damp is also what stops a coating from bonding. Before any sealing happens on a lot like that, it is worth watching where the irrigation actually lands, because sprinkler heads throwing onto the asphalt every evening will undo the work on that half no matter how well it goes down.
Our parking drains toward a planted island. Is that a problem?
It can be, because a planting bed holds water rather than carrying it away. Runoff that reaches the bed and sits there keeps the base wet at the one point where the asphalt has nothing supporting it beyond the edge, and that edge is usually where the first break shows. Worth watching during a heavy rain to see where the water actually ends up, then deciding whether the answer is a drain, a change to the bed, or rebuilding that edge. None of it is visible on a dry day.
