Sealcoat is a wear layer rather than paint. It takes the weather, the oxidation and the fuel spills that would otherwise reach the asphalt itself, and it does most good on a surface that is still sound. A surface that already looks bad has less left to protect, and the cracks that should have been filled years earlier have usually already let water into the base.

One lot, three ages of asphalt
Retail centers and office parks that went up in stages are rarely one piece of pavement. There is the original field, an expansion added a few years later, and often a pad site paved on its own day by whoever built it. Each mat was laid to its own depth with its own mix, and they do not age together. A joint opens before the middle of either mat does, so on a surface like that, walk the lines where the pavement changes color first. Pad sites deserve the hardest look. A restaurant or bank pad built on its own schedule was paved by that tenant's contractor to that tenant's spec, so it can be a different thickness from the field it sits in even where the two look identical from a car.
An office park lot sized for full occupancy usually has rows nobody parks in, and it is easy to read the empty end as the healthy end. It is not. Sun and weather age asphalt whether or not a tire ever touches it. The binder oxidizes, the surface goes gray and brittle, and cracks open from the top with no load involved at all. The rows that see the least traffic are also the rows nobody has looked at in years, which is how a surface ends up worst where it is used least.
One thing is specific to a property this far up I-49. Get everything on your list looked at in the same walk, including the items you were planning to put off, because moving the same equipment up here twice is the expensive way to buy two jobs. It also pays to work out which part of the lot went down when. Nobody expects a property manager to be holding the paving records, and on most sites they are long gone, but a tenant who has been in the center twenty years usually remembers which end was there first. That memory is often the only history the pavement has, and it tells you which mat to look hardest at.

How far out do you schedule work in Northwest Arkansas?
Further ahead than we would for a job near the yard, because the distance means these are planned around each other. Sealcoating and striping are also weather-bound, so a date this far out is set with the understanding that conditions can move it. Crack filling and patching are much more flexible.
Our lot looks fine. Is there any point calling?
A surface that looks fine is the one where maintenance is worth the most, so yes. The estimate is free and it happens on your property, and if the honest answer is that the lot needs nothing yet, that is the answer you will get.
Parts of our center were paved at different times. Should the whole lot get the same treatment?
Rarely. Two mats laid years apart are different depths, different mixes and different ages, and they do not wear at the same rate. The seam where they meet is the exception, because that is the first place water gets underneath. A walk usually treats the older mat, the newer mat and the seam as three separate items, and it is common for one of those three to need nothing at all this year.
The back half of our office lot is never used. Can we leave it out?
You can, and plenty of properties do. Two things are worth knowing before you decide. Asphalt that is never driven on still ages, so leaving it out is a decision to let that section run down rather than a saving with nothing attached to it. And the boundary matters: stop the work at a drive lane or an existing joint, not in the middle of an open field of parking, or you are left with a visible line and a fresh edge sitting exactly where water will find it.
Can crack filling, sealcoating and striping happen on one visit?
Usually yes, but one visit does not mean one day. The three go down in a fixed order and each has to be set before the next goes over it, so a bundled job runs across consecutive days. For a property this far from the yard that is still normally the right way to buy the work, because it is one trip rather than three. The thing to check is whether any patching is in the scope. Fresh asphalt needs time to cure before sealer will hold on it, which can put patch work on an earlier visit than the seal and the paint.
