How long does a sealcoat and restripe take on a large lot?

It depends on the size, the phasing and the weather, because sealer cures by the water leaving it and paint has its own dry time. What you get before the work starts is the section plan and the sequence, so you know which parts of your lot are unavailable and when.

Does the irrigation need to be off while you are on site?

Yes, and for longer than the crew is actually standing there. Sealer needs a dry surface to bond to and needs to stay dry while it sets, so one sprinkler cycle across a fresh section undoes that section. Paint is no different. Switching off the zones nearest the pavement for the working window and leaving them off overnight is normally all it takes. Raise it with whoever manages the grounds, since that is often a separate contractor from whoever manages the building.

Tree roots have lifted the asphalt at our islands. Can that be patched?

It can be repaired, but a patch on its own puts the same surface back over the same root, and the root keeps growing. The repair that holds deals with the root at the same time, which means the landscape side of the property has a say in the decision. Work out whether the tree stays before anyone quotes the pavement, because that answer changes whether the section gets rebuilt or simply gets a new top.

We are changing the layout and adding charging stalls. Do we stripe before or after?

After. Paint goes on last and is the easiest thing on a lot to waste, so anything that moves a curb, a bollard, an island or a piece of equipment belongs ahead of it. If the layout change is still months away, crack filling and patching can go ahead now, because neither of those depends on where the lines end up. The striping then follows the final layout once instead of twice.
