Bella Vista was laid out in the 1960s as a planned recreational community, so a good deal of its club, church and small commercial property sits on ground that was parceled and first paved a long time ago. Where a lot of that age has been resurfaced rather than rebuilt, the layers stack, and stacking has consequences you can read from the parking. Every overlay lifts the surface a little, so the curb gets shorter and door thresholds sit closer to the asphalt. Drain castings do not rise with the asphalt either, so the fall that used to carry water across the lot gets shallower with each layer, and eventually the water stops arriving at the drain and stands somewhere else instead. Bella Vista questions, straight answers
Water collects at the bottom of our lot. What can be done?
The first thing is to establish whether the surface there has already gone. Standing water works into every crack and softens the base, so a low area that has ponded for years is often structurally different from the rest of the lot even when it looks similar. That gets assessed on the walk, and it changes whether the answer is sealing or rebuilding that section.
Is it too late in the year to do anything?
Rarely. Sealcoating and striping need warmth and a dry window, so those are seasonal. Crack filling and patching are far less fussy, and both are the work that protects a lot through a winter. If the season has closed on sealing, that is usually the right thing to do now anyway.
Our curb barely shows any more. What does that mean?
Usually that the lot has been resurfaced, in many cases more than once, and the asphalt has climbed while the concrete has not. Two things follow from that. Water leaves a lot by falling somewhere, and each layer takes a little of that fall away, so a lot that has lost its fall holds water instead of shedding it. And every stacked layer is riding on whatever was already failing under the first one, which is how a lot can look freshly surfaced and still be moving underneath. On a lot in that condition the honest option is often milling the built up surface off rather than adding to it.
The drive up to our building is narrow and steep. Is that a problem?
It is a planning question rather than a stopper. What matters is the width at the tightest point, the turn at the top, and whether there is anywhere to set material down without blocking the only way in. Send photos of the approach when you call, or walk it with us first when we come out. Sorting it early avoids the case where the work is agreed and then the equipment cannot get to it.
The edges of our lot are crumbling where they meet the grass. Is that normal?
It is common wherever asphalt ends at soil instead of at a curb, and on sloped ground it moves faster. An unsupported edge is the weakest part of the mat because nothing is holding it sideways, runoff concentrates there, and grass and roots work into it from the outside. Left alone it keeps eating inward and the repair gets wider every year. Edge work is usually its own item rather than part of a seal, and it is worth looking at while the loss is still measured in inches.
