Twelve-year-old asphalt, gravel at the edges, and the joints between them
Part of Vilonia was rebuilt after the April 2014 tornado, and where a building went up then, the parking around it usually went down at the same time. That puts a fair share of the town's commercial and community asphalt at eleven or twelve years old, all of it aging on one clock. That age is a fork in the road. A surface that has been sealed on a cycle is still doing its job at twelve years. A surface left bare through those same winters has had the binder oxidize at the top, and it starts letting go of its stone. Two lots poured in the same season can sit on opposite sides of that fork, and the one further along is not always the one that looks worse from the road.
Gravel is the other thing that shapes a lot around here. Plenty of small commercial property has a gravel apron, a gravel overflow area or an unpaved drive running onto the asphalt, and loose stone does not stay where it is put. Some of it works into the cracks, where it props the crack open and keeps filler from reaching the bottom. More of it collects at the low end of the lot along with the mud that came off the same drive, and it holds damp against the surface long after the rest has dried. The edge is the other casualty. Asphalt that ends at gravel has nothing supporting its edge, so a wheel running a little wide breaks a piece off, and the break gets wider every time it happens.
On a small property there are usually three surfaces in play at once: the asphalt lot, a concrete pad at the door or under the dumpster, and gravel or bare ground at the edges. They expand at different rates in heat, they carry load differently, and they wear at different speeds, so trouble starts where two of them meet rather than out in the middle of the mat. Asphalt against concrete opens a joint. Asphalt against dirt allows grass and roots to work in from underneath, and a root widens a gap patiently over a season or two without ever looking like damage. Walking those three lines takes a few minutes, and it finds more than a lap of the parking does.

Vilonia questions, straight answers
Is our lot too small to be worth a commercial contractor?
Probably not, and it costs nothing to find out. The estimate is free and it happens on your property. Small commercial surfaces are a normal part of the work, particularly this close to the yard.
What has to happen before sealcoat goes down?
The surface gets cleaned and the cracks get filled. Nothing bonds to dust, damp or grass roots, and sealer will not bridge an open crack. A sealcoat over a lot that was never swept lifts in sheets, which is the failure people mistake for cheap sealer.
Our lot has gone gray and loose stone comes off the top. Is it too late to seal?
Not necessarily, and the test is depth. A gray, open-textured surface shedding a little stone has lost its binder at the very top, and a seal there is doing exactly what it is meant to do: putting a wear layer back over asphalt that is still sound underneath. Where that stops working is when stone is coming out in patches and you can feel hollows underfoot. By then the loss has gone into the mat itself, and a coating over it will follow those hollows down.
Gravel keeps getting tracked onto our paved area. Does it actually matter?
It does, in two ways. Stone caught under a tire grinds at the surface every time a vehicle turns, so the pavement nearest the gravel wears faster than anywhere else on the property. And any stone still lying there when sealcoat goes down gets rolled into the coat, which leaves it uneven and shortens what you get out of it. Sweeping the transition handles most of the problem. Where gravel is migrating constantly, moving or edging that transition is worth asking about.
The concrete pad at our door has separated from the asphalt around it. What now?
That gap is normal in the sense that the two materials were never going to move together, and it is a problem in the sense that it is an open route into the base at a doorway people walk through. If the asphalt still sits level with the pad, the joint gets cleaned out and filled. If the asphalt has dropped below it, water has been getting underneath for a while, and that corner needs the base assessed rather than the joint sealed over.
